The OCIS team

Michelle Dyer

Michelle Dyer holds a degree in Social Work, giving her a strong understanding of people, communication, and community relationships. She also worked as a Manager in Co-operative Housing for 25 years and brings extensive knowledge and firsthand understanding of the unique needs and challenges facing co-op housing communities.

Her experience working directly with co-op boards, members, maintenance planning, budgeting and housing operations provides valuable insight into the importance of detailed, organized, and professional unit inspections.

Alan Hamill

Alan Hamill has worked as an Operational Manager across customer service, sales, and delivery services, and is proficient with computer systems. He brings hands-on experience as a unit inspector within the Co-op Housing sector, where his strong customer relations skills contribute to the efficient coordination of inspections, reporting, and documentation systems.

Ken Macleod

Ken Macleod worked for the Fire Department for 30 years. His background in public service, safety, professionalism, and working within residential communities brings valuable experience and a strong commitment to organization, reliability, and respectful interactions with residents.

Ken also brings hands-on experience as a unit inspector in the co-op housing sector, offering valuable insight into safety concerns and risk factors during inspections.

Co-op Apartment Inspections

Two experienced inspectors can complete a total of 30 apartment units daily.

Our apartment inspections review 100+ items in each unit, including:

  • Entranceway
  • Walls, windows, and flooring
  • Kitchen and bathroom plumbing
  • Fixtures and appliances
  • Cupboards, countertops and baseboards
  • Closet spaces
  • Balconies and solariums

Co-op Townhouse Inspections

Two experienced inspectors can complete a total of 20 townhomes daily.

Our townhouse inspections include all of the above plus these exterior items:

  • Garage areas and driveways
  • Front steps and railings
  • Interior staircases and railings
  • Hot water heater
  • Furnace
  • Laundry station and exterior vents
  • Deck, patio, and lawn
  • Fencing and gates

Additional Inspections Services

Our Process

OCIS completes extensive physical unit inspections with digital image capture at every issue. We use digital forms to expedite the unit inspection process and minimize disruption to your members.

NewViews Integration

We enter data directly into the NewViews Order Management and Unit Inspection Maintenance App when applicable at no extra charge.

Actionable Reporting

We provide electronic and hard copy detailed reports to identify major issues and prioritize necessary repairs or replacements. We also provide a comprehensive itemization of maintenance required for each unit in your co-op with the digital images included.

Customized Reporting Available (additional charge)

If you are planning a major renovation project—kitchen/bathroom upgrades, flooring replacements, etc.—we can identify and document additional specific details. These valuable customized reports can help co-ops better plan future renovation projects, prioritize maintenance needs, and support long-term budgeting decisions.
